Project Manager – SFR Turns & Renovations | Bilingual

<span class="font" style="font-family:"Palatino Linotype", serif">The Staff Pad has partnered with a reputed residential and commercial roofing company, and we are looking to hire a Project Manager to oversee residential turn & light renovation projections from work order intake through final close out, for their Austin, TX location.

<span class="font" style="font-family:"Palatino Linotype", serif">In this role, you will act as the primary liaison between vendors, internal teams, and client stakeholders, you'll drive projects to successful completion by ensuring they are delivered on time, within scope, and to the highest quality standards.

<span class="font" style="font-family:"Palatino Linotype", serif">Key Responsibilities

<span class="font" style="font-family:"Palatino Linotype", serif">SFR Turns & Renovations

• <span class="font" style="font-family:"Palatino Linotype", serif">Manage property turns and renovations from intake through closeout, including scope review, scheduling, execution, quality control, and invoicing readiness
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Coordinate multiple trades, including paint, flooring, drywall, trim, landscaping, trash-outs, punch work, and minor plumbing/electrical
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Maintain project timelines and communicate risks related to access, materials, or vendors
  

<span class="font" style="font-family:"Palatino Linotype", serif">Vendor & Trade Partner Management

• <span class="font" style="font-family:"Palatino Linotype", serif">Source, onboard, and manage subcontractors and vendors across the market
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Schedule crews, confirm start dates, and track project progress
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Ensure vendors meet approved scope, pricing, quality, and timelines
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Build and maintain a network of reliable, high-performing trade partners
  

<span class="font" style="font-family:"Palatino Linotype", serif">Quality Control & Closeout

• <span class="font" style="font-family:"Palatino Linotype", serif">Perform site inspections to verify quality and completion
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Create and manage punch lists through resolution
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Document work with before, during, and after photos
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Minimize rework through clear scopes, pre-job alignment and consistent oversight
  

<span class="font" style="font-family:"Palatino Linotype", serif">Client & Stakeholder Communication

• <span class="font" style="font-family:"Palatino Linotype", serif">Serve as the primary contact for vendors and client stakeholders
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Provide timely updates on project status, blockers, timelines, and next steps
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Ensure compliance with client documentation, approval and reporting requirements
  

<span class="font" style="font-family:"Palatino Linotype", serif">Systems, Documentation & Reporting

• <span class="font" style="font-family:"Palatino Linotype", serif">Track projects in the company’s workflow and project management systems
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Maintain complete job files, including bids, change orders, approvals, invoices, and closeout documentation
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Track KPIs, including cycle time, cost variance, vendor performance, and rework rates
  

<span class="font" style="font-family:"Palatino Linotype", serif">What We Are Looking For

<span class="font" style="font-family:"Palatino Linotype", serif">Required Qualifications

• <span class="font" style="font-family:"Palatino Linotype", serif">3+ years of project management experience in construction, renovation, or maintenance
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Experience with Single-Family Rental (SFR) turns or institutional rental portfolios
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Ability to manage multiple concurrent projects in a fast-paced environment
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Vendor management experience, including scheduling, accountability, and quality control
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Knowledge of SFR turn scopes, including paint, flooring, punch work, landscaping, make-ready, and light rehab
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Strong written and verbal communication skills
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Reliable transportation and ability to travel locally
  

<span class="font" style="font-family:"Palatino Linotype", serif">Preferred Qualifications

• <span class="font" style="font-family:"Palatino Linotype", serif">Experience with REITs, iBuyers, or large property management platforms
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Experience with Monday.com, Appian, CompanyCam, or similar platforms
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Estimating, bidding, and change order management experience
  
• <span class="font" style="font-family:"Palatino Linotype", serif">Bilingual (English/Spanish)
